Servicing: how often each door needs a visit

Installation is the start. Powered doors and levellers are work equipment and must be kept safe and in working order, so most sites put every door on a planned maintenance contract. Typical service visits run £80 to £180 per shutter; fire shutters with a drop test £300 to £600 a year.

The rules a door has to meet

  • BS EN 13241: the product standard

Industrial, commercial and garage doors are placed on the market against BS EN 13241, with a declaration of performance covering properties such as wind resistance, thermal transmittance and safe opening. Ask for it with every new door, and keep it.

  • Powered door safety

Regulation 18 of the Workplace Regulations 1992 requires powered doors to have features that prevent people being trapped and to be stoppable in an emergency. BS EN 12453 sets out how: safety edges, photocells and force limits, tested on commissioning.

  • Energy rules for new doors

In England, Approved Document L (2021) sets a limiting U-value of 1.3 W/m²K for vehicle access and similar large doors on non-domestic buildings. On new buildings and extensions that usually means an insulated sectional door or a well insulated shutter.

  • Fire shutters are fire safety equipment

Under the Regulatory Reform (Fire Safety) Order 2005 the responsible person must keep fire shutters maintained in efficient working order. A shutter that is never drop tested is a gap in the fire strategy.

General information for England unless stated, not legal advice. Scotland and Wales have their own building standards; the workplace and fire safety duties are similar.

How the job gets done

The same four stages whether it is one shutter or a full set of dock doors.

  1. Site survey

Openings measured, headroom and steelwork checked, power supply and traffic noted, and the existing doors assessed.

  2. Written specification

Door type, curtain or panels, operator, safety devices, finish and any loading bay kit, with a fixed price before VAT.

  3. Install around the site

Doors are made to measure, then fitted bay by bay so the site keeps working. One door is often a day.

  4. Commission and hand over

Force test recorded, safety devices proved, declaration of performance and instructions handed over, first service booked.

The specialist you choose carries out the survey and the work. How our service works.

Industrial door questions

How much does industrial door installation cost?

For one door, before VAT: an insulated roller shutter for a 3 x 3.5 m dock opening typically £2,900 to £5,400, an insulated sectional door £2,400 to £4,100, and a fabric high-speed door £7,600 to £15,300. The industrial door cost calculator works out any size.

What types of industrial doors are there?

The main types are roller shutters, sectional overhead doors, high-speed (rapid roll) doors, fire shutters, folding and sliding doors, and loading bay equipment such as dock levellers and shelters. See choosing warehouse doors for how they compare.

How long does it take to install an industrial door?

Made-to-measure doors usually take two to six weeks to manufacture. On site, replacing a door in an existing opening is often a day; new openings, pits for dock levellers or three-phase power add time.

Do industrial doors need to be serviced?

Yes. Powered doors must be kept in efficient working order and safe under the Workplace Regulations 1992, and fire shutters maintained under the Fire Safety Order. Most sites have every door serviced every six to twelve months. See industrial door servicing.

Which industrial door is best for a warehouse?

For a heated warehouse with loading docks, insulated sectional doors with levellers and shelters are the usual choice. Roller shutters suit unheated buildings, tight headroom and security; high-speed doors suit busy internal openings and temperature-controlled areas.

Do you install the doors yourselves?

No. We are an introduction service: we find an independent industrial door specialist who covers your area and fits the doors you need, tell you who they are, and pass on your details only when you agree.

Describe the doors

Three short steps. The site postcode, the type of door and the rough opening size are enough to start. A specialist confirms the detail on a site survey.

Your request stays with us until you approve the independent industrial door specialist we put forward for your site.
